To say it assaults the senses implies violence, and yet it does just that, but with a gentle assault that caresses you, intrigues you and eventually addicts you, not only to this city but to the whole area, of which Venice is spectacularly, magnificently, but only, the gateway.

Property for sale in Venice

A wide variety of property is available for sale in the Venice ranging from luxury apartments in historic buildings overlooking the Grand Canal to modern apartments in the island of La Giudecca.

However, in general terms, if you wish to buy property in Venice, you can find any kind of apartments for sale, from studio apartments, to larger ones, sometimes with terrace or even a private courtyard, and even whole houses.

Property prices in Venice can start at € 3,000 per sqm. In the districts of St. Mark or by the Rialto bridge you might expect to pay more, whereas apartments for sale in districts such as Dorsoduro, San Polo, Cannaregio or Santa Croce can be much better priced, as well as in the district of Castello in its central part. The Eastern part of the district of Castello (around Via Garibaldi and Biennale or Sant’Elena), you can find properties for sale at the most reasonable prices, as well as on Giudecca island. Prestigious locations such as Grand Canal dramatically increase the price which can be as high as €10,000 per sqm.

Studio or one bedroom apartments can range between € 200,000 and € 300,000. Two bedroom flats in historic buildings range between € 300,000 to € 500,000 depending on the floor and location. A terrace or a private courtyard can increase the asking price of a property in Venice, given their rarity.

The holiday market is so strongly developed that you can find reliable rental agents (or dedicated estate agents) who can take care of bookings, check-in check-out of customers and dealing with any emergencies which may occur. Their fee is a commission of the rental charge. Anyway you are still free to enjoy regular visits to your property as long as you inform your agent. Besides you are free to advertise your home yourself. You'll only pay for the costs for greeting customers and cleaning up the property and linen. A two bedroom apartment in Venice which could accommodate up to 4 people should yield € 1000-2000 a week, depending on the location, views and features.

Venice is the ideal place if you plan visit your property several times a year while covering most of your costs and mortgage by renting it to holidaymakers.

If you are interested in buying an investment apartment in Venice, you should know that there are very specific requirements that are necessary to be legally authorized to rent to holidaymakers. This is because the minicipality wants to limit the excessive tourist exploitation of the city and the pollution of the canals and their delicate balance that has lasted for hundreds of years. The most important is the rule that an apartment must be connected to a septic tank authorized and registered with the authorities. You can also consider buying an apartment without a septic tank, but you need to be sure that this is feasable and authorizable. In addition, the apartments must have minimum internal dimensions, both in total size and in minimum bedroom size, as the capacity of the apartment (in terms of legal maximum occupacy) will depend on the number and size of the bedrooms. Since it is difficult to know all these regulations, always and only rely on an experienced and honest real estate agent. If the property you buy does not have the right requirements, you will not be able to legally rent it.

Most people speed through the Veneto on their way to our favorite Italian city, Venice. Because the average traveler aims only to see the city on the lagoon, the rest of the region is blessedly devoid of tourist crowds, and yet, consider what they are missing:

Padua the Erudite (Padova), where lovers of Renaissance painting can see Giotto's memorable fresco cycle. Its great basilica of Saint Anthony is very well-known among the catholic world.

Verona, home to Romeo and Juliet, one of the prettiest and most historical little cities in the whole country.

Vicenza, the memorable "laboratory" for a man who may have been the most influential architect in history, Andrea Palladio, famous for designing magnificent villas.

Treviso, birthplace of radicchio and countaining a wealth of Renaissance palaces and arcades.
Asolo, a beautiful tiny hilltop medevial town at the foothills of the Dolomites.

Soave, a fairy-tale castle town whose name you may already know from your local wine shop. Chioggia, a mini-Venice with all the canals and none of the crowds.

Lake Garda, flanked by lemon and olive groves, with the snowy Alps reflected in its silvery waters. Teensy Marostica, where you can watch a human chess game whose living pieces are garbed in Renaissance costumes.

Bassano del Grappa, the sub-alpine home of white asparagus. Valpollicella, a verdant valley strewn with countless family wineries.
